All Fireworks Prohibited
For the safety and quiet enjoyment of the community, the Board reminds all residents that the use of fireworks and other incendiary devices is prohibited anywhere within the Project. Residents are expected to comply with all community rules and applicable state and local laws. Thank you for helping keep Winchester Overlook safe during the holiday. New HOA Management - Effective July 1
We are pleased to announce our new partnership with Utah HOA Management, Inc. for Board member support and community administration services. By now, all homeowners should have received emails regarding future assessment payments and account set up. If you have not received the email, please contact Utah HOA Management directly to ensure your current contact information is on file. Please note: The HOA will never ask you to change your payment method, redirect payments to a new address, or provide personal information via email without a corresponding official announcement on this website. Legitimate transition communications are from [email protected]. If you receive a suspicious email claiming to be from the HOA board or Utah HOA Management from any other address, do not respond — verify by calling (435) 292-8292 directly.
Fence & Gate Repairs — Week of June 22, 2026
The Association has contracted with Landscape Solutions to complete fence and gate repairs throughout the community this week. Work includes replacement of missing fence panels and repair of gate latches across all fenced and gated areas of the property. Workers will need access to gated areas throughout the week. Homeowners are asked to: Keep pets secured during work hours Do not block or lock gates — workers must be able to move freely through all gated areas If you have a specific fence or gate concern in your area, contact HOA Management before June 25, 2026 to ensure it is included in the current work order. Landscaping Update
We are aware of the continuing irrigation issues and apologize for the inconvenience. We assure you resolutions have been identified and authorized repairs are underway, but we anticipate it will take a few more days before all sprinkler systems are fully operational. If you have any questions or concerns, please contact property management at FCS.

Landscaping Services Begin April 16
Landscape Solutions will begin yard work on April 16. The tentative plan is to maintain lawns every Thursday. Weeding and other yard maintenance services are provided intermittently throughout the year. Irrigation may be delayed and varied due to drought restrictions. If you have plants you have personally added to your property, please maintain them as you see fit. The HOA and landscapers are not responsible for maintenance or replacement of plants you have personally added to the property. Reminders: Please keep properties clear of dangerous items and properly dispose of garbage and debris. Keep properties with gated fences unlocked during the daytime - your backyard is limited common area. Pet owners must keep lawns free of waste - violators may be skipped and be personally responsible for their own weeding and lawn maintenance, and/or incur fines. If you have needs for additional maintenance of shrubs and trees, weeding, or watering concerns, etc., please submit a ticket through the Homeowner Portal or call the property management company. Do not approach the yard workers or make special requests directly with the landscaping company. Landscaping requests may result in a change order and additional non-budgeted expenses to the community. All requests must be authorized by the HOA Board. Unauthorized change orders may result in the direct financial responsibility of the requesting homeowner.
Speed Bump Installation - April 13, 2026
Please use caution at the west entrance. Contractors will be present on Monday, April 13, installing a new speed bump to encourage safer driving as vehicles enter the community.
Speed Calming Reminder
Please be mindful of posted 10 MPH speed limits within the community. We ask you to also remind your visitors. We continue to see drivers fail to slow down sufficiently for the speed bumps on Tripp View Lanes. There are small children in the neighborhood and pedestrians that walk the streets. We hope to avoid preventable accidents. Thank you for your courtesy.
Final Election Results
We congratulate and welcome Jill Smith and Wendy Smith on being elected to a 2-year term serving on the HOA board. Wendy will be filling the member-at-large position as a representative of the Townhomes section. Jill will be filling the vice president position and represents the Overlook section.
